There are four accepted methods of performing a revaluation. We have performed each type:
- Full Revaluation – onsite inspection of all primary structures including exterior measurement and interior view. Sales analysis, modeling and production of market value assessments. An individual property review using comparable properties is made to maintain Uniformity and Equity.
- Exterior Revaluation – (walk-around) – Exterior onsite inspection of all primary structures including measurement verification. Sales analysis, modeling and production of market value assessments. An individual property review is made using comparable properties is made to maintain Uniformity and Equity.
- Market Update – when existing property information is determined to be good, we can perform a sales analysis, modeling and production of market value assessments without the expense of visiting each property. We still perform an individual property review using comparable properties while maintaining Uniformity and Equity.
- Statistical Update – While similar to a market update, a statistical update requires no onsite visits and usually consists of areas that are shown to be changing at a rate different from the rest of the municipality. The same diligence takes place to perform a sales analysis, modeling and production of market value assessments while maintaining Uniformity and Equity.
